Elements Third Age Living provides a community village for retired people in Brisbane. This project at Dennis Road, Springwood is part of its continued development to cater to its clients need.

This development project will provide 125 single storey villas, additional 77 units hidden amongst 48,100m2 of land. The village includes a community / wellness centre, zen garden and close proximity to a range of shops, cafes, hospitals, golf courses, major shopping centres, local pubs and clubs, schools, places of worship, public transport and personal services and amenities. The site where Elements is today being formerly the John Paul College playing fields and backs on to the Daisy Hill State Forest.

Challenges to the project includes:

  • Working with heavy plant next to retirement village, minising noise & vibration during operating hours
  • Stormwater management due to profile the site in steep location


  • 3 layers of Pavement materials – 2,100m3
  • Prime and 2 Coat Seal – 3,000m2
  • Asphalt 25mm – 3,000m2.
  • Roadsigns – 8nos
  • Culverts 300mm to 525mm diam – 385m
  • Concrete paths – 100m2
  • Kerbing works – 1,200m


  • 21,000m3 excavation
  • 4,300m2 subgrade preparation works
  • 76,000 revegetation including Jute mesh installation


  • Water & Sewerage and electrical reticulation works – $ 260,000
  • Retaining walls, 0 to 3m height, approximately 650lmtrs – to value $ 590,000
